IF YOU DO NOT SPEAK WITH HER SHE WILL NOT GO TO THE PROPERTY AND YOU WILL HAVE TO RESCHEDULE. ONCE THE APPOINTMENT IS CONFIRMED THE LEASING AGENT WILL REMAIN AT THE PROPERTY FOR 10 MINUTES ONLY BEFORE LEAVING IF YOU HAVE NOT ARRIVED
Rental application requirements
Prior to renting any of our properties you must submit a rental application. All required forms and information needed must be complete and submitted to our office along with the paid non-refundable application fee prior to processing. Missing information will delay your application.
We reserve the right to verify all information contained on the rental application. If you are self-employed we will require a copy of the first page of the most recent, and prior years tax returns OR a bank statement that shows 6 months of rent in the bank- no exceptions. The application process will be delayed until these forms are received in our office.
Normal turnaround time for an approval or decline of your application is 48-72 hours from the time the COMPLETED application is received in our office. (Example, application is turned into our office at 4:00p.m. Wednesday, every effort will be made to complete the application by Friday afternoon. An application received on Saturday, will not be started until Monday and completed by Wednesday). However, the turnaround time depends on when requests for information is returned by employers as well as current and prior landlords. If we have trouble getting feedback from your employers and/or landlords, we could contact you to assist us in having them respond to our requests.
Non-Refundable application fees are as follows: $40.00 per applicant if a Colorado Resident for the past year. $60.00 per applicant if an out of state Resident (depending on length of Residency). Price will vary if applicant has lived in Wyoming or several states over the past 2 years. An application and application fee must be submitted for all persons 18 years and older intending to reside at the rental property and co-signers.
All pets will be approved or denied by the Owner of the property. Each pet will require an additional $300.00 non-refundable pet fee per pet plus an additional $25.00 monthly pet rent per pet. We will need to know the the age and breed of the pet when you submit the application. If the pet is approved, a picture must be provided for our files at the time of lease signing.
Leasing Agents are not necessarily employees/agents of Littleton Real Estate Company (LREC) and do not have authority to negotiate terms of the lease, rental rates, and maintenance issues concerning the property or move-in dates. LREC will not recognize or support any verbal "agreement" made between Leasing Agents and perspective tenant, unless agreed upon in writing by LREC and the Owner of the property. If there are any contingencies for renting a property, it must be in writing and agreed upon with the owner prior to processing the application. If the application is denied a rejection letter will be sent. The reason for the decline will be clearly outlined in this letter. Our office will not disclose any specific information contained in the credit report.
Our policy is to approve any application that passes our minimum qualifications which are:
- Two years of current mortgage payments or 2 years positive rental history
- Income must be 3 times the rental amount
- 70% positive credit
- No previous evictions
