Rental application requirements

Prior to renting any of our properties you must complete a rental application. All required information must be complete. Any missing information could delay your application process.

ALL APPLICATIONS MUST BE SIGNED BY EACH APPLICANT PRIOR TO PROCESSING.

All monies must be paid in full in order to process the application.

We reserve the right to verify all information contained on the rental application. If you are self-employed we will require a copy of the first page of the most recent, and prior years tax returns OR a bank statement that shows 6 months of rent in the bank- no exceptions. The application process will be delayed until these forms are received in our office.

Normal turnaround time for an approval or decline is 24 hours from the time the COMPLETED application is received in our office. (Example, application is turned into our office at 4:00p.m. Wednesday, every effort will be made to complete the application by Thursday afternoon. An application received on Saturday, will not be started until Monday and completed by Tuesday). However, the turnaround time depends on when phone calls are returned by employers, as well as current, and prior landlords. If we call you to let you know that we are struggling with any information we will need you to help us get the needed information to complete the application.

A non-refundable $25.00 application fee is required for each applicant at the time the application is submitted. An application and application fee must be submitted for all persons 18 years and older intending to reside at the rental property. Dependents from the age of 18-20 will be excluded.

$100.00 earnest money is required with the completed application, and 1 month's deposit less this $100.00 will be required as a security deposit on the property within 24 hours of the applications approval.

All pets must be approved by the Owner of the property, and each pet requires an additional $200.00 deposit. Be sure to indicate the age, and breed of the pet. A picture of the pet also must be provided for our files at the time of the lease signing.

Leasing Agents are not necessarily employees/agents of Littleton Real Estate Company (LREC) and do not have authority to negotiate terms of the lease, rental rates, and maintenance issues concerning the property or move-in dates. LREC will not recognize or support any verbal "agreement" made between Leasing Agents and perspective tenant, unless agreed upon in writing by LREC and the Owner of the property. If there are any contingencies for renting a property, it must be in writing and agreed upon with the owner prior to processing the application. If the application is denied a rejection letter will be sent with the earnest money attached to it. The reason for the decline will be clearly outlined in this letter. Our office will not disclose any specific information contained in the credit report.

If the application is approved, the $100.00 earnest money will hold the property until 5:00p.m. the following calendar day. The remaining balance of the security deposit must be received by 5:00p.m. the following calendar day, we will not accept cash for this deposit. If the balance is not received by the 5:00p.m. deadline, the application will be denied for non-performance, and the $100.00 will be forfeited. If the application is approved, and then the decision is made that the rental is not needed the $100.00 earnest money will also be forfeited. If the application is withdrawn before approval the $100.00 earnest money is refundable.
